Gillette Wyoming Neighborhoods: A Real Guide to Every Area

One of the first questions buyers ask me after they’ve decided Gillette is the right move is: “Which area should I be looking at?”

It’s a good question. And it deserves a real answer, not a vague “it depends on your lifestyle” non-response.

Gillette has distinct neighborhoods with genuinely different feels, price points, and practical considerations. After helping hundreds of buyers navigate this exact decision, here’s just a few neighborhoods in Gillette and how I actually describe them.


Red Hills:

Red Hills is one of the most sought-after areas in Gillette right now, and for good reason.

The subdivision sits on the southwest side of town, and the development quality here is noticeably higher than most of the city. Newer construction, larger lots, well-maintained streets, and views that remind you why people choose Wyoming in the first place.

Price-wise, you’re typically looking at the upper end of the Gillette market — homes here tend to run from the upper $400s into the $800s and above, depending on size and finishes. If you want newer, polished, and move-in ready, Red Hills is where to start.

Who it’s right for: buyers who want newer construction, larger square footage, and don’t mind being a bit further from downtown. Families or individuals that want a more spacious country feel while still just being minutes from town.


Tenth Hole Estates & Golf Course Living Like Westover & Copper Ridge:

If Red Hills is the newest version of Gillette, Tenth Hole Estates has a more established, settled feel.

The name comes from its proximity to the Bell Nob Golf Course, which is a legitimate amenity — not just a marketing angle. The homes here are typically well-maintained, the lots are generous, and the area has the kind of mature landscaping that newer subdivisions take decades to develop.

Price range here is mid-to-upper — often golf course homes with gorgeous lots, but with more variability based on the age and condition of the home. We can have new construction to homes that have been refined for over 20 years+. Lots of variables!

Who it’s right for: buyers who want a quieter, more established neighborhood and appreciate mature trees, bigger lots, and a golf course nearby.


Lakeland Hills & Northern Gillette:

Lakeland Hills is a popular mid-range area on the north side of Gillette. It’s accessible, well-located relative to schools and commercial areas, and offers good value for buyers who want a complete neighborhood without the premium price tag of the southwest side.

You’ll find a mix of home sizes and styles here, which makes it one of the more versatile areas for different buyer profiles.

Price range: typically mid-market, with homes running from the $200s to the upper $300s depending on size and condition.

Who it’s right for: buyers who want good access to the rest of town, solid value, and a neighborhood feel without pushing to the top of their budget.


Rawhide, DownTown and Central Gillette Areas:

Closer to the heart of Gillette, you’ll find more established and older homes — some needing work, some very well maintained. This is where buyers who want a lower entry price point or who are comfortable with some updating tend to look.

The upside here is proximity. You’re closer to downtown, closer to major employers, and in some cases working with larger lots than you’d find in newer subdivisions for the same money.

Price range: this is where you find homes under $250K, and in some cases under $200K — though that end of the market moves very fast due to very limited supply.

Who it’s right for: first-time buyers, investors, and buyers comfortable with older homes who want to maximize their dollar.


Acreage and rural properties outside city limits:

Campbell County has a lot of territory beyond the Gillette city limits, and some buyers come here specifically for that space.

Rural acreage properties vary enormously — from a few acres just outside town to larger parcels further out. Water rights, well and septic systems, road access, and zoning all need to be understood before purchasing rural land in Wyoming. These are not simple transactions.

That said, for the right buyer, there’s nothing like having real land in NE Wyoming. I’ve helped buyers find exactly that, and knowing what questions to ask before you make an offer makes a significant difference.

Who it’s right for: buyers who want horses, privacy, space for equipment, hunting access, or simply room to breathe in every direction.


What I’m actually watching right now:

Here’s the honest market picture at the moment: regardless of which neighborhood you’re focused on, inventory across Gillette is extremely tight. We’re running around 57 to 61 active residential listings total. That number sounds small because it is small.

When a correctly priced, well-presented home hits the market in any of these areas, it gets attention immediately. We’re seeing multiple offers regularly. My last listing received 10 offers.

That doesn’t mean you shouldn’t look — it means you need to be ready to move when the right home appears.
